The exterior or shell of the house is exposed to the harshness of our climate and has to be continuously checked and maintained to prevent deterioration. Even homes two or three years old may be suffering the consequences of thinning paint and shrinking caulking.
WHAT WILL BE INSPECTED DURING THE INSPECTION?
The inspector will point out wood damage or maintenance issues on the exterior and tips on future maintenance issues and explanations on conditions. We recommend the buyer attend the inspection because the problems can be identified and remedies discussed at time of inspection. This will eliminate any confusion when you are reading the report. We pride ourselves on no surprises and confusion when the report is sent out.
The inspector will look at the type and condition of all exterior cladding will be identified and evaluated. Detailing problems like swelling, over driven nails and the siding been too close to the ground will assist the buyers when repairs have to be made. They will check for improperly installed siding that can lead to premature deterioration and may void the manufacturer’s warranty. All sidings are subject to moisture or impact damage and have to be carefully inspected to assure water is not attacking the wall cavity. They will also look for asbestos on siding on older homes, cracked mortar in brick veneer, wood trim, soffits and fascias, damaged trim and window sills, Clogged gutters and gutter fasteners.
The inspector will provide the customer with as much information as possible so repair and cost estimates can be made with a detailed report within 24 hours after the inspection has taken place.
