West of Faribault along Highway 60, Cannon Lake is the area's largest lake at roughly 1,476 acres, with Shager Park providing public swimming, picnicking, and boat access on its south side. The shoreline and nearby roads hold a mix of lake homes, former seasonal cabins, and year-round residences.

Cannon Lake's size and recreation draw make it one of the most sought-after settings near Faribault, but lake-adjacent homes carry inspection considerations that differ from in-town houses. Many properties here started life as seasonal cabins and were later expanded or converted to year-round living. Those conversions are where we focus, because additions, insulation upgrades, and heating systems added over the years are not always done with permits or to a consistent standard.

Foundations and crawl spaces deserve particular attention near the lake. Higher water tables and clay-rich soils can stress foundations and create persistent moisture, so we check crawl spaces and basements for water intrusion, support adequacy, and ventilation. Decks, docks-adjacent structures, lakeside stairs, and retaining walls are also common features here, and we evaluate them for safe construction and condition.

Many Cannon Lake properties rely on private wells and septic systems rather than city utilities. While septic and well testing are typically separate specialist services, we will note visible concerns and help you understand what additional evaluations to line up. Older lake homes may also have dated wiring and panels, particularly if they grew piecemeal over the decades.

Winter brings the usual Minnesota concerns, including ice dams and heating-system reliability, plus exposure to wind off the open water that can accelerate roof and siding wear. Radon testing is recommended here as it is throughout the region.

A Cannon Lake home can be a tremendous lifestyle property. The key is separating the appeal of the water from the condition of the structure, so you know exactly what you are buying before you fall for the view.
