The Shattuck Historic District surrounds the campus of Shattuck-Saint Mary's, Faribault's longstanding private school. It is one of the city's most distinctive and well-established neighborhoods, with mature trees and substantial older homes.
This area carries a stately character that comes from its age and its association with the school campus. Homes near the district tend to be larger period houses, many built in the late 1800s and early 1900s, alongside later infill from the mid-twentieth century. The result is a neighborhood with a mix of housing eras on the same streets, which means a buyer can find both a 120-year-old home and a 1950s-era home a block apart.
For the older homes, the inspection priorities mirror much of historic Faribault: stone and brick foundations that need evaluation for cracking and moisture, original or partially updated wiring, dated heating systems, and clay sewer laterals that can suffer root intrusion and offsets over the decades. Larger historic homes also carry larger roofs and more complex framing, so we pay close attention to roof condition, flashing, and attic ventilation, where Minnesota ice dams tend to reveal themselves.
The mid-century homes here come with their own list. We look for aging service panels, original single-pane or early replacement windows, and heating and cooling equipment that may be near the end of its service life. Basements throughout the area should be checked for moisture management, since the broader river-valley setting brings clay-heavy soils that hold water against foundations.
Radon testing is recommended for any home in this district given regional radon levels. We also encourage buyers of the grander homes to budget for the realities of maintaining older masonry and millwork, which are beautiful but not maintenance-free.
A home in the Shattuck district can be a wonderful long-term place to live. Knowing exactly what you are inheriting, system by system, is what keeps that decision a confident one.
